Ontario closing costs calculator

Closing costs are the cash you need on top of your down payment. The taxes are fixed by law, so we calculate them. Lawyer, title insurance, inspection and appraisal fees vary, so add the quotes you get.

What goes into the total

Set by law (calculated for you)

Varies by provider (enter your quotes)

We leave lawyer, title insurance, inspection and appraisal fees blank on purpose. No official source publishes standard prices for them in Ontario, and a made-up average would be worse than none. Get two or three quotes. Your lawyer's statement of adjustments will show prepaid property tax or utilities you owe the seller.

As a rough check, CMHC tells buyers to budget closing costs of 1.5% to 4% of the purchase price. The result shows that range for your price.

How it is calculated

closing costs = Ontario LTT (net) + Toronto MLTT (net) + MLTT admin fee × 1.13
+ 8% × CMHC premium (if insured) + your entered quotes
cash needed at closing = closing costs + down payment

This is an estimate for general information. It is not advice about your situation. Check the final numbers with your lender, your real estate lawyer, or the official source.
